New 7-Building Maintenance and Operations Campus

Beginning in 2016, TCF and City of Tumwater worked together to determine long term space needs, and develop concepts and budgetary estimates for the development of a new maintenance and operations facility for streets, sewer, facilities, water, storm, fleet, and parks maintenance functions. The master planned concept was programmed to support over 100 staff and crew, and over 200 pieces of rolling stock.

Design commenced in 2023, and construction documents have been completed for the new 7-building maintenance and operations campus. It is located on a 6.6 acre site and totals 70,300 SF of built space. Building A, a single-story public-facing crew and admin building, sits perpendicular to the shops, storage and fleet maintenance buildings beyond. The main entry is accessed near a public plaza, giving access to reception, visitor lobby and a large public meeting/large conference room. The remainder of the building houses space for staff and crew, including offices, smaller meeting, dispatch, resource, and locker/shower rooms.

Buildings B through G are located within a secured area of the site, and include fleet maintenance shops, material and vehicle storage, decant facility, fuel and washing bay, enclosed and canopy covered City vehicle parking.

The property, formerly used as an equestrian center, today sits between newer industrial/ commercial development to the west, and single family residential to the south across 79th and to the north.
